Design challenges inherent in the forms of institutional structures - which include theaters, museums and other civic functions - include rigging for theaters, long-span structures for column-free assembly spaces and high load capacity floors to allow flexibility for exhibition or gallery spaces to accommodate numerous and varied functions.

LORIS also has extensive experience of designing commercial buildings in fastrack environments. These projects are normally designed and constructed on very tight schedules to allow the user to take early access of the building. Integration of the structure with intensive mechanical, electrical and plumbing requirements requires precise coordination so that the architecture is enhanced, not compromised.
