The building was originally constructed as the City Hall in 1908. It has stood derelict for approximately 12 years and LORIS' task was to provide the structural section of a Historic Structures Assessment to obtain State grant funding to renovate the building to its former glory, and to allow the City Officers to re-occupy it.

The renovation will include upgrading the building to comply with ADA requirements, including the installation of an elevator and handicap-accessible lift.   Fire escape stairs are being constructed to provide code required egress.   Floor and wall structures were analyzed to determine load carrying capacity, and strengthening work has been specified where required.

To enable LORIS to determine the structure's floor capacity, we specified steel samples to be taken of the main built-up, bolted floor girders (see photo to right, at bottom, of flange to web bolt). This allowed the chemical composition of the girder's flanges and webs to be discovered, which allowed us to specify any particular welding requirements. 

New HVAC systems were specified, which required framing modifications to allow duct chases and beam penetrations, and new equipment support was provided as mechanical equipment locations.
